Athens-Clarke County offers a unique blend of college-town energy and genuine affordability. While the University of Georgia drives much of the economy, Athens has diversified with healthcare, manufacturing, and a thriving arts scene. West Athens offers the most affordable options and is seeing revitalization efforts. Close to downtown but with lower price points. Good for house hackers and investor-minded buyers.
Best for: Top schools, space
Just outside Athens, Oconee County has some of Georgia's best public schools. Higher price points but larger lots and excellent resale value. Watkinsville is the county seat.
