Not yet. Under FHA INFO 2026-21, released September 10, 2026, FHA VantageScore 4.0 scoring applies only to loans whose FHA case number is assigned on or after January 1, 2027. Until then, Georgia FHA loans are underwritten with Classic FICO. The trigger is the date the case number is assigned, not your application or closing date.
That one detail matters most for Georgia buyers shopping this fall. If you apply in November and your lender orders the FHA case number in November, your file is scored the old way even if you close in January. Below is what changed, what did not, and how the Georgia Dream program adds its own rules on top.
What FHA INFO 2026-21 changed
HUD and FHFA first said on April 22, 2026 that FHA would allow VantageScore 4.0 and FICO Score 10T, but that announcement did not include a start date (HUD No. 26-026). The September 10 notice filled in the date. According to WRE News and Scotsman Guide, the key points are:

Start date: FHA case numbers assigned on or after January 1, 2027.

Scope: FHA Title II forward mortgages scored through FHA's TOTAL Mortgage Scorecard. FHA is updating TOTAL for the launch.

Classic FICO stays. The new models are added alongside it, not in place of it. A HUD statement quoted by HousingWire says creditworthy FHA borrowers "will be able to choose between FICO Score 10T and VantageScore 4.0 in addition to Classic FICO."

Lender prep: HUD released an Alternative Credit Scores Preparedness Guide and TOTAL Developer's Guide Release 5.0 for automated underwriting vendors, with virtual office hours scheduled for the weeks of November 16, 2026 and January 11, 2027.
One question is still open. Scotsman Guide reported that HUD's announcement did not say whether lenders must also send a Classic FICO score along with a VantageScore 4.0 or FICO 10T score. Until that is clarified, ask your lender how it plans to handle it.
What stays the same

Tri-merge credit reports. FHA still requires a report that pulls from all three bureaus. It first said in May 2026 that it would keep tri-merge through the transition (HousingWire).

The 500, 580 and 620 cutoffs. FHA's minimum decision credit score thresholds do not move, and they apply to the new models too.

TOTAL Scorecard underwriting. Files still run through FHA's automated scorecard, now updated to read the new scores.

How FHA prices loans. FHA does not use score-based loan-level price adjustments the way conventional loans do. Its costs come mainly from upfront and annual mortgage insurance premiums, so HousingWire expects little pricing impact. A higher score mainly helps with approval, not with a lower price.
The co-borrower rule: one model for everyone
Every borrower on the same FHA loan must be scored with the same model or models. If a lender submits more than one model, every one of them must come back Accept. A single Refer makes the whole file a Refer (WRE News).

Picture a Savannah couple buying their first home. One partner has years of credit cards and a car loan. The other has a thin file but a long record of on-time rent. They cannot run VantageScore 4.0 for one partner and Classic FICO for the other. And if the lender runs both models and one returns Refer, the file is a Refer. Before you apply together, ask which model or models the lender plans to submit for both of you.
Do not confuse this with the conventional loan news
The FHA date landed one day after a separate change for conventional loans. Since September 9, 2026, all Fannie Mae and Freddie Mac approved lenders can use VantageScore 4.0 without prior approval. FICO 10T is not yet eligible for delivery to Fannie and Freddie, and Classic FICO has no announced retirement date (FHFA).
So a loan officer may truthfully say "we can use VantageScore now" about a conventional loan. That does not mean the same is true for an FHA loan before January 1, 2027. Ask which loan type the answer applies to.
The Georgia Dream catch
Many Georgia first-time buyers pair an FHA first mortgage with Georgia Dream, run by the Georgia Department of Community Affairs (DCA). Georgia Dream has its own rules that sit on top of FHA's (Georgia DCA FAQ):

A minimum middle credit score of 640, which is higher than FHA's 580 cutoff for maximum financing.

Loans can be FHA, VA, USDA-RD or conventional.

Borrowers must put in at least $1,000 of their own money or documented gift funds.

Liquid assets are capped at $20,000 or 20% of the sales price, whichever is greater.
DCA's FAQ does not say which credit scoring model it accepts. So even after FHA starts taking VantageScore 4.0, a Georgia Dream borrower cannot assume a VantageScore result will satisfy the 640 requirement. Confirm with DCA or a participating Georgia Dream lender before you count on it.
Who is most likely to benefit
VantageScore 4.0 and FICO 10T use trended data, meaning they look at how balances and payments move over time. VantageScore can also include alternative data such as rent, utility and telecom payments. That points to a few groups who may see the most difference:

Renters with a steady record of on-time rent payments.

First-time buyers with thin credit files.

Borrowers sitting right around the 580 or 620 cutoffs.
Who probably will not notice much: borrowers already comfortably above the cutoffs. Because FHA pricing is not tiered by score, a few extra points do not usually lower the cost of an FHA loan.
What to do before January 1, 2027

Pull your credit reports from all three bureaus and fix errors now. FHA still uses a tri-merge report under either model.

Gather proof of rent and utility payments. Whether it shows up in a score depends on what is reported to the bureaus, so ask your lender how it would be used.

Decide whether waiting makes sense. If your Classic FICO already clears the cutoffs you need (and 640 if you plan to use Georgia Dream), there is little reason to delay. If you are close to a cutoff, talk with a lender about timing the case number.

Cautions
A new scoring model is not an approval. The 500, 580 and 620 cutoffs still apply, every model submitted must return Accept, and lenders and their software vendors may not all be ready on the same day. If your credit already qualifies today, this change is not a reason to put a purchase on hold.
